Boost for Rotherham Council Housing

A major housing development that is set to boost the number of council homes and reenergise several areas across the borough has begun with an official sod cutting event on site.

As part of the £29million development, Rotherham Council has appointed Wates Residential to develop 217 new homes, 98 of which will be council rented homes and five will be adapted for adults with learning disabilities and young vulnerable people. The scheme also includes properties for sale, shared ownership and rent to buy and will be built across seven sites in Maltby, Canklow, East Herringthorpe and Dinnington.

The development is the first of its kind in Rotherham and underpins the Council’s commitment to improve the quality and choice of housing for people who live in the borough and attract people who are thinking about relocating.

The first phase of construction work will begin on Braithwell Road in Maltby to provide 83 properties for sale. The first of these homes are expected to be ready in Spring 2019. Phase one of this construction programme will also see development start on Conway Crescent and Farnworth Road, East Herringthorpe and Gaitskell Close, Maltby. Following this, phases two and three will commence in Dinnington and Canklow in 2018 with an expected completion for all 217 homes in 2020.

Help for struggling first time buyers is a top priority for the Council and 36 new shared ownership and rent to buy homes will be provided for people who want to own a home but can’t afford to buy in the standard way.

Throughout the development work, Wates has committed to delivering a variety of training and employment opportunities for local people. As part of its preparatory works, Wates has engaged local suppliers and sub-contractors to ensure that the council’s investment provides a boost for the local economy.

Rotherham Council’s Cabinet Member for Housing, Councillor Dominic Beck, said: “Rotherham is one of the largest stock holding authorities in the country and one fifth of our residents live in social housing. Making sure these residents have access to affordable and warm homes, and those that are adapted to meet their needs, is vital. The 98 new Council homes will help us to deliver the high quality housing that we need.

“We also have ambitious growth plans to regenerate the borough and make it a place where more people want to live, work and spend their leisure time. This development with Wates Residential is a huge step forward for the Council and we are delighted to see work getting underway and our vision becoming reality.”

Rotherham Council and its RSL partners have released their proposed 'New Build' programme for 2018 and beyond. The document will be updated with release dates for future developments and any new projects that come on stream. Properties will be advertised through the 'Key Choices' scheme shortly before each completion date.

Introduction of pre housing register interviews for all new applicants

  • Pre housing registration interviews will give new customers an opportunity to learn about Rotherham Council homes and other affordable housing options.

  • It also helps us to understand the needs of our customers, giving tenancies the best possible start.

  • Housing register processes will be amended and streamlined, cutting down on time, printing and postage costs.

  • As proof of identity will be provided at the pre-tenancy interview stage, the customer will be able to make bids earlier than current processes allow.

  • This will also help to prepare for the pending Homelessness Reduction Bill by creating a more robust package of advice and assistance to prevent and relieve homelessness for all applicants regardless of priority need status.
